Wall panelling problems: cracks, gaps, damp and how to put them right

Most panelling problems are not really panelling problems. They are house problems that show up on panelling because panelling is flat, painted and sits close to your eye. A hairline crack in a plastered wall goes unnoticed for years. The same movement behind a panelled wall opens a caulk line you look at every day.

This guide goes through the faults we are actually called out to fix, in roughly the order we see them, with what causes each one and what a proper repair looks like. It also covers what to check before panelling goes up in an older house, because a lot of this is avoidable at the planning stage.

Cracking caulk lines: the most common complaint

The join between two pieces of MDF, or between panelling and the ceiling or skirting, is filled with flexible decorator's caulk rather than rigid filler. Caulk is designed to move a little with the house, which is exactly why it sometimes shows a hairline crack after the first heating season — it is doing its job, not failing at it.

The usual cause is a house drying out. New panelling fitted into a recently decorated or recently heated room will often show its first small caulk cracks eight to twelve months later, once the property has been through a full summer and a full winter. This is normal movement, not a sign the panelling was fitted badly.

The fix is straightforward and something most homeowners can do themselves: rake out the cracked line with a filling knife, wipe clean, and re-run a bead of good quality flexible caulk, smoothed with a wet finger and left to skin over before painting. Do not use rigid decorator's filler in a moving joint — it will crack again within months.

Seasonal movement and why it never fully stops

Timber and timber-based boards take on and give off moisture with the seasons. Central heating running hard through winter dries the air and the boards shrink slightly. Summer humidity lets them swell back. This happens every year, for the life of the panelling, and it is the single biggest cause of hairline movement at joints.

You cannot eliminate it, but you can reduce how much it shows. Well-ventilated rooms with steady heating move less than rooms that swing between cold and unheated and then blasted with radiators. Panelling fitted with a small allowance for movement at long runs, rather than glued rigid end to end, copes with this far better over time.

MDF swelling at floor level

If the bottom edge of a panel looks slightly swollen, rough or is lifting the paint film, water has got into the end grain or cut edge of the board. This nearly always happens at floor level, because that is where spilled water, mopping, condensation and the odd leaking radiator pipe collect.

Standard MDF swells permanently once it has taken on water — it does not shrink back to its original size when it dries. Moisture-resistant MDF resists this far better but is not waterproof, and an unsealed cut edge is a weak point on any board. This is why we seal every cut edge with primer before fitting, particularly at the bottom of a panel run.

If swelling has already happened, the affected section usually needs cutting out and replacing rather than sanded and repainted — sanding a swollen edge back to flat removes so much material that the panel profile is lost.

Damp and condensation risk behind panelling

Panelling fixed tight to an external or party wall with no airflow behind it can trap moisture that would otherwise evaporate off a plastered surface. This matters most on solid external walls, in older houses without a cavity, and in rooms that already run damp or steamy — bathrooms, utility rooms, and bedrooms with poor ventilation.

Signs to look for include a musty smell near the panelling, a cold patch on the wall behind it, or paint bubbling at a joint even though the room looks dry. These usually mean moisture is condensing on the cold face of the original wall, behind the board, where you cannot see it.

The right approach depends on the wall. On a sound, dry internal wall, panelling fixed directly with a decent adhesive and mechanical fixings is fine. On a solid external wall, especially in an older property, we build in a small air gap using timber battens, and sometimes a breathable membrane, so any moisture in the wall can still escape rather than being sealed in.

Fixings pulling out of plasterboard

A panel or a section of moulding coming away from the wall is almost always a fixing problem rather than an adhesive problem. Plasterboard on its own does not hold a screw or nail well under load, particularly at a top rail that gets leant on or knocked.

Panelling should be fixed back into the timber studs behind the plasterboard wherever possible, not just glued to the paper face of the board. Where a fixing point falls between studs, proper plasterboard fixings rated for the weight are used, not standard wood screws. If a section has come away, check what it was fixed into before simply re-gluing it — if it was only ever stuck to plasterboard paper, it will fail again.

Mitres opening at corners

A mitred corner — two pieces of moulding cut at 45 degrees to meet cleanly — is the neatest way to turn a corner, but it is also the joint most likely to show a gap over time, because it relies on both pieces staying exactly where they were fitted.

A small gap at a mitre is usually cosmetic and fixed the same way as a cracked caulk line: rake out, fill with flexible filler or caulk depending on the size of the gap, and touch up the paint. A mitre that keeps opening in the same place, season after season, usually means the wall behind it is moving or the fixing either side is not solid, and that is worth having looked at properly rather than filled again and again.

Paint chipping on edges and stair returns

Edges take more knocks than flat faces — door architraves, the return of a panel at a stair nosing, and corners at hip height where bags and pushchairs go past. Paint chips at an edge faster than anywhere else on the wall, and once the paint is broken, moisture and dirt get into the exposed MDF underneath.

Two coats of a hard-wearing eggshell or satin, rather than a single coat of matt emulsion, makes a real difference here. On stair returns and hallway panelling that takes heavy traffic, we sometimes recommend a durable trade eggshell specifically because it resists chipping and wipes clean, even though it costs slightly more than a standard wall paint.

Mould behind panelling and ventilation

Mould growing on the back of a removed panel, or a dark stain that appears at a joint, points to trapped moisture with nowhere to go — usually a combination of a cold wall, poor room ventilation, and panelling fixed with no airflow behind it. It is more common in bathrooms and in bedrooms where windows are rarely opened.

If mould is found, the panelling in that area needs to come off, the wall needs to be allowed to dry out fully, and the cause needs addressing — better extraction, an air gap behind the panelling, or in some cases a dehumidifier run for a period before anything goes back up. Painting over mould without dealing with the moisture source only hides it for a few months.

Repair or strip and refit?

Most of what is listed above is a repair job: rake, fill, sand, paint. It takes an afternoon and the wall looks as good as new. Strip and refit is a different scale of job and is only worth it when the boards themselves have failed — widespread swelling, boards that have delaminated from water damage, or a layout that was wrong from the start and has never sat well.

As a rule, if less than about ten per cent of a wall is affected and the fixings behind it are sound, repair it. If a whole lower section has swollen, or the damp problem behind the wall has not been solved, strip that section back to a clean, dry wall and refit properly rather than patching over a wall that is still causing the fault.

A simple maintenance routine

Panelling is low maintenance, not no maintenance. A yearly look over, timed for after the first cold snap when the heating has been running hard for a few weeks, catches most issues while they are still a five-minute fix.

  • Run a hand along skirting-level joints for any soft or swollen patches
  • Check caulk lines at ceiling height and around door architraves for hairline cracks
  • Look behind furniture and in corners for any musty smell or discolouration
  • Touch up chipped paint on edges and returns before bare MDF is exposed
  • Keep an eye on rooms with poor ventilation — bathrooms, utility rooms, box bedrooms

What to check before panelling an older house

Older Hampshire properties, particularly Victorian terraces and cottages with solid brick or stone external walls, need a bit more thought before panelling goes up than a modern plasterboard-lined new build. A solid wall that has always been able to breathe through lime plaster can cause problems if it is suddenly sealed behind a moisture-resistant board with no airflow.

Before panelling an older house, it is worth checking whether the wall has any history of damp, whether there is a working damp proof course, and whether the room has reasonable ventilation. None of this rules panelling out — we panel plenty of period properties — but it changes how the panelling is built, particularly around whether a battened air gap is used behind the boards.

When to call us rather than DIY it

Small caulk cracks and chipped paint are genuinely fine to fix yourself with a tube of caulk and a small tin of matching paint. Anything involving swelling, a musty smell, a section coming away from the wall, or a fault that keeps coming back in the same spot is worth a proper look, because it usually points to something happening behind the panelling rather than on the surface.

Common questions

Is a cracked caulk line a sign the panelling was fitted badly?
Not usually. Small hairline cracks at caulk joints are normal seasonal movement, especially in the first year after fitting, and are a quick repair rather than a sign of a fault.
Can I fix cracked caulk myself?
Yes. Rake out the old caulk, wipe the joint clean, run a fresh bead of flexible decorator's caulk, smooth it and let it skin over before touching up the paint.
Why is my panelling swelling at the bottom?
It has almost certainly taken on water at floor level, through spills, mopping or a leak. Standard MDF does not shrink back once it swells, so the affected section usually needs replacing rather than sanding down.
Is damp behind panelling common?
It is more likely on solid external or party walls with poor ventilation, particularly in older houses. A small air gap behind the panelling on these walls reduces the risk considerably.
Why has a piece of panelling come away from the wall?
Usually because it was fixed into plasterboard rather than the timber studs behind it. Plasterboard alone does not hold weight well under repeated knocks.
Should I repair or fully replace damaged panelling?
Repair small, localised issues where the wall behind is sound. Replace sections where boards have swollen, delaminated, or where the underlying cause of damp has not yet been fixed.
How often should I check panelling for problems?
Once a year is enough for most homes, ideally after the first few weeks of winter heating, when seasonal movement is most likely to show up.
